FMT504: Asset Management for FM, Assignment, SUSS

You have just been appointed as the Director of Facilities Management in your current organization. As the new Head, you will have the task of working with the asset owner to carry out cost optimization in the light of higher inflation, energy costs and global political instability. The owner acknowledges the importance of digitization the operations to improve the efficiency of the organization and wants you to embark on this programme.

(Note: if you are currently not in the FM industry, you can assume that you will be appointed as the Director of your existing company to manage the company’s assets) For your assignment, please cover the following:

‐ The current asset/building portfolio, asset/building specifications (e.g. type of assets, area, equipment, age of assets etc), the current level of maintenance that could be shown using photos, location plans etc.

‐ Share what are the current and future challenges that the FM department is facing to improve the performance of the assets under management.

‐ Share the key cost of operations for the assets, existing contractual arrangements (whether carried out in-house or outsourced) and how they could be better optimized.

‐ Describe what is the existing plans used for asset replacement and improvements and suggest measures to improve the performance of the assets.

‐ Describe and show examples of the current level of digitalization, automation and computerization of the FM operations and suggest what are the areas that need to be done to prepare for the department for the future.

Assessment Criteria: The report will be evaluated based on the following criteria:

‐ Depth of analysis and insight demonstrated in addressing the identified challenges and opportunities in the organization. (30%)

‐ Clarity and coherence of the various plans e.g. Cost optimization and digital transformation strategies. (40%)

‐ Feasibility and effectiveness of proposed initiatives in achieving the objectives. (30%)
